 We start off right, by providing professional photography consisting of at least 20 images at no charge to the property owner.  The total number of images is determined based on the square footage of the house. If the owner has high quality pictures from a recent listing we will work with their Agent to use those pictures if possible. 


All properties are advertised  on our website, Zillow, and dozens of other rental search websites.


Monthly Rent collection and proceeds distribution utilizing account management software. Owners have access to an owner portal to view statements, income and work-orders for repairs. Vacancies are advertised upon tenants notification of departure. Cottonwood Properties works directly with property owners to adjust rental rates and maximize rental income. 


Tenants have access to a tenant portal to report repairs. Our account management software allows us to dispatch vendors for repairs electronically and track completion of repairs. In-house maintenance and coordination of routine recurring services or repair services: Cottonwood Properties does not charge an additional fee to coordinate services or meet vendors to provide access to the property. 


Cottonwood Properties will have a property manager inspect your property quarterly. First and Third quarter are an exterior inspection. Second and Fourth quarter we will conduct a walk-through of the property to ensure cleanliness, functionality of all amenities, and check for any maintenance concerns. 


There is a one-time $250 payment at signing. Our management fee is 10% of the monthly rent or $100 monthly while the property is being marketed but has not yet rented.
