Cottonwood Properties – Full-Service Property Management


At Cottonwood Properties, we start off right — with professional
photography included at no charge to property owners. Each listing receives
a minimum of 20 high-quality images, with the total number determined by
the home’s square footage. If you already have recent professional photos
from a previous listing, we’re happy to coordinate with your agent to use
those when possible.


Your property will be advertised widely — featured on our website, Zillow,
and dozens of other top rental search platforms for maximum visibility.


We handle monthly rent collection and proceeds distribution through our
account management software, giving you access to a secure owner portal
where you can view statements, income reports, and work orders. Vacancies
are promptly marketed as soon as we receive notice from tenants. Our team
works directly with owners to adjust rental rates strategically and
maximize rental income.


Tenants also benefit from a dedicated tenant portal to submit repair
requests. Our software enables us to dispatch vendors electronically and
track work completion efficiently. With in-house maintenance coordination,
we can manage routine and recurring services without delay — and we never
charge an additional fee to coordinate with vendors or meet them for
property access.


To ensure your investment remains in excellent condition, quarterly
property inspections are included.


1st & 3rd Quarters: Exterior inspections


2nd & 4th Quarters: Full walk-throughs to assess cleanliness, test
amenities, and identify maintenance needs


Our pricing is simple and transparent:


One-time setup fee: $250 at signing


Monthly management fee: 10% of collected rent


While vacant: $100 per month during the marketing period
